Derivation of the measurements

How the octagon side of 222.0 m is composed of frontage, alley and corner clearance. The side itself is a stipulation — see H-13 in the register of obstacles.

222.0 m = 3 × 54.0 + 2 × 8.0 + 2 × 22.0

Three courtyard frontages, two alleys, two corner clearances. The side works out exactly — no remainder, no rounding.

Composition — courtyard and side
Courtyard frontage 54.0 mThe frontage of a courtyard plot along the octagon side. Three courtyards per side, 24 in the ring. Behind it the quadrangle 54 × 29 m with the residential wing in three parts — see sheet 3.
Alley 8.0 mThe lane between two neighbouring courtyards on the same side. Two per side. The overlap check keeps it exactly clear.
Corner clearance 22.0 mDistance from the outer courtyard to the octagon corner. The minimum follows from the depth of the band: the plots reach 52.0 m under the side line; at the 135° corner that requires 52.0 × tan 22.5° = 21.5 m. Set at 22.0 — reserve 0.5 m.

Apothem 268.0 m111 × (1 + √2) = 268.0 m, carried rounded as 268.0.
Circumradius 290.1 mSide midpoint to corner via the circumradius: 111 ÷ sin 22.5°.
Across-flats width 536.0 mTwice the apothem — the width of the precinct from side line to side line.
Area 23.80 ha2 × (1 + √2) × 222² = 237,964 m². Of that, 172,595 m² = 17.26 ha (72.5 %) is arable.
